TAXES
Property taxes in New Jersey are collected quarterly. The due dates are February 1st, May 1st, August 1st and November 1st. Your taxes are calculated using the assessed value of your property and applying a tax rate. The tax rate is determined annually, after the budgets of the Municipality, County and Board of Education are finalized. In essence the tax rate establishes the amount of funding required to pay the County for their services; the Board of Education for their services and to fund municipal services including, but not limited to the police department, public works department, library, street and road maintenance, street lighting, administrative services, etc.
Although your assessed value does not change on an annual basis, the tax rate does which is ultimately why taxes on your property will/may change annually.
Property tax collection is governed by NJSA Title 54.
Estimated Tax Bill Information
The Borough of Fanwood has mailed estimated 3rd quarter tax bills, which are due on August 1, 2025. The last day to pay without interest is August 11, 2025. When the final tax rate is certified, a reconciled 4th quarter bill will be sent, with the preliminary 1st and 2nd quarters of 2026.
What is an estimated property tax bill?
An estimated property tax bill in New Jersey is issued when the final tax rate for the year has not yet been certified by the Union County Board of Taxation by the statutory mailing date. This means that one or more of the taxing entities (Union County, Borough, or Scotch Plains-Fanwood School District) have not finalized their budgets and therefore the exact tax rate needed to fund them cannot be determined yet.
Why are estimated bills necessary?
Municipalities are responsible for collecting taxes on behalf of all the taxing entities and distributing the funds quarterly. Issuing estimated bills helps ensure a steady flow of revenue to prevent cash liquidity issues that could disrupt essential services.
What happens after the tax rate is certified?
When the tax rate is finalized, property taxes are adjusted. A final bill is sent out with payment stubs for the 4th quarter of the current year and the 1st and 2nd quarters of the following year.
